Project Snapshot

An existing industrial unit is being converted into a place of public worship with a new mezzanine addition. The building is NCC Class 9b and the change of use was approved by DA.

CCC Engineering delivered mechanical, electrical, hydraulic and fire protection design as one package. Construction issue drawings, tender forms and design certificates were issued in August 2026.

The governing issue was turning a warehouse into a hall for about 80 patrons. A rooftop packaged unit with VAV boxes supplies 2,700 L/s. The fire review confirmed existing hydrant and hose reel coverage reaches the mezzanine.

Our Role

  • Outdoor air and air conditioning design for the worship hall (AS 1668.2-2012)
  • Fire and smoke control in air handling systems (AS 1668.1-2015)
  • Toilet exhaust ventilation to the amenities
  • General lighting, emergency lighting and exit signs on both levels (AS 2293.1:2018)
  • Power and communications layouts for ground, level 1 and roof
  • Cold water, hot water and sanitary drainage design (AS/NZS 3500:2021)
  • Fire detection, hydrant and hose reel coverage analysis with accredited practitioner endorsement
  • Tender forms for all four disciplines

Challenges & Solutions

Challenge

A former warehouse unit needed ventilation for about 80 people in one hall.

Solution

Designed a rooftop packaged unit with VAV boxes supplying 2,700 L/s to the hall.

Challenge

The new mezzanine had to fall inside existing hose reel and hydrant coverage.

Solution

Analysed coverage on both levels and confirmed no fire system modifications were needed.

Challenge

The certifier's CC checklist set specific services items for the change of use.

Solution

Coordinated all four disciplines against the checklist and issued one construction set.

Results

  • Construction issue drawings for four disciplines issued in August 2026
  • Design certificates issued for mechanical, electrical, hydraulic and fire
  • Existing fire services confirmed compliant with no modifications required
  • Tender forms prepared for each discipline for trade pricing
