Project Snapshot
This project is a new bakery in a ground floor shop of an existing mixed-use building in Concord. The shop is NCC Class 6 and was documented for a Complying Development Certificate.
CCC Engineering delivered mechanical and hydraulic design, plus emergency and exit lighting. Construction issue drawings and design certificates for all three disciplines were issued in July 2026.
The governing issue was running a commercial bakery oven with more levels above. We specified a proprietary recirculating hood and demonstrated natural ventilation to NCC Clause F6D7 for the shop.
Our Role
- Natural ventilation assessment to NCC 2022 Clause F6D7
- Recirculating hood specification for the bakery oven (AS 1668.2-2012)
- Review and retention of the existing ducted air conditioning unit
- Trade waste drainage with a grease interceptor (AS/NZS 3500.2:2021)
- Water connections to the combi oven, proofer, dishwasher and coffee machine (AS/NZS 3500.1:2021)
- Electric storage hot water with tempered water to basins (AS/NZS 3500.4:2021)
- Emergency and exit lighting layout (AS/NZS 2293.1:2018)
- Design certificates for mechanical, hydraulic and electrical services
Challenges & Solutions
Challenge
A commercial bakery oven in a ground floor shop with levels of building above.
Solution
Specified a proprietary recirculating hood over the oven instead of a ducted kitchen exhaust.
Challenge
The 46 square metre kitchen needed compliant outside air without adding new plant.
Solution
Demonstrated natural ventilation to NCC Clause F6D7, based on new double doors at the shopfront.
Challenge
Bakery sinks and equipment needed trade waste treatment inside an existing strata building.
Solution
Documented a grease interceptor and new drainage connected to the existing building services.
Results
- Mechanical, hydraulic and electrical design certificates issued in July 2026
- Construction issue documentation prepared for CDC submission
- Existing ducted air conditioning unit retained in the design
- Hydraulic drawings issued for construction in August 2026
- Oven ventilation handled by a recirculating hood, with no ducted kitchen exhaust
