Project Snapshot

CCC Engineering was engaged to provide full mechanical design services for a new mid-rise residential development at 24–28 Bombery Street, Cannon Hill. The project comprises 36 apartments across four levels, supported by two basement parking levels. CCC Engineering’s role was to deliver a coordinated, compliant, and cost-efficient building services solution that met Brisbane City Council approval requirements and the National Construction Code (NCC 2022). The design aimed to optimise comfort, energy performance, and maintainability while ensuring seamless integration with the architectural and structural systems.

Our Role

  • Mechanical services design across all apartment and common areas.
  • Natural ventilation and mechanical exhaust for carparks, garbage rooms, kitchens, and
  • toilets.
  • Comfort air conditioning design and heat load calculations.
  • Coordination with fire, civil, and BCA consultants.
  • Preparation of design documentation for Building Approval and tender.
  • Compliance certification to NCC 2022 and AS1668.1/2.

Challenges & Solutions

Challenge

Integrating ventilation systems within tight ceiling and riser spaces.

Solution

Optimised duct and plant layouts through early coordination with the architect and structure team.

Challenge

Managing acoustic and aesthetic requirements for rooftop plant.

Solution

Designed screened and acoustically treated plant enclosures in line with council conditions.

Challenge

Achieving compliance with NCC 2022 Section J energy efficiency.

Solution

Applied performance-based heat load modelling and system selection for reduced energy demand.

Results

  • Delivered a fully coordinated design ready for tender and construction.
  • Achieved compliance with NCC 2022 and AS1668.1/2 mechanical standards.
  • Simplified plant maintenance and access solutions for long-term building operation.
  • Supported on-time approval and commencement of construction.
  • Provided an energy-efficient system design tailored to Queensland’s subtropical
  • climate.
