Project Snapshot

This eight storey building is a private tertiary education campus in Surry Hills, classified NCC Class 9b. Its old central air conditioning needed replacing while classes continued.

CCC Engineering delivered the mechanical design and a design and construct tender package. It included drawings, a specification, equipment and switchboard schedules, a BMCS points list and a maximum demand calculation.

The governing issue was electrical capacity. The new plant, including 18 electric duct heaters, reached 396.3 A per phase on a 400 A mechanical switchboard. We confirmed the whole site sits at 80.7 per cent of its supply before keeping that rating.

Our Role

  • Three new air cooled DX fan coil units, one on each existing supply riser
  • Energy recovery ventilator with an economy cycle bypass
  • Outside air design to AS 1668.2-2012 for high occupant density
  • 18 new electric duct heaters across six floors
  • Maximum demand and submain calculation to AS/NZS 3000:2018
  • BMCS points list and functional description
  • Specification covering asbestos removal, seismic restraint and temporary air conditioning
  • Design and construct tender forms

Challenges & Solutions

Challenge

New mechanical demand reached 396.3 A per phase against a 400 A switchboard.

Solution

Verified site supply and documented 80.7 per cent total use before keeping the 400 A rating.

Challenge

The campus stays open, and the existing duct heaters contain asbestos.

Solution

Specified licensed removal outside teaching hours plus temporary air conditioning for affected areas.

Challenge

One outside air heat exchanger serves three fan coil units and an economy cycle.

Solution

Wrote a bypass damper sequence and required the achieved air balance verified at commissioning.

Results

  • Design and construct tender package issued in July 2026
  • Eleven mechanical drawings issued at tender revision
  • 217 point BMCS points list with a functional description
  • Site supply confirmed with no incoming supply upgrade required
  • Internal QA review completed before tender issue
