This is a new two storey manor house in Beresfield with four units on a site of about 660 square metres. It is NCC Class 2 and was lodged as a Complying Development Certificate.
CCC Engineering delivered the electrical design, covering lighting, emergency and exit lighting, power and communications. The drawings and design certificate were first issued ten days after engagement.
The governing issue was the regulated design process. As a Class 2 building it falls under the NSW Design and Building Practitioners Act. Every drawing needed the CDC number and a signed compliance declaration.
Our Role
- Lighting, emergency and exit layouts for the ground floor and level 1 (AS 2293.1:2018)
- Power and communications layouts for all four units
- General lighting to AS 1680.0 and wiring to AS 3000:2018
- Interlocks between toilet and laundry lights and their exhaust fans
- Power to all mechanical equipment, coordinated with the mechanical layouts
- Regulated Design Record on every sheet carrying the CDC number
- Design compliance declaration under the Design and Building Practitioners Act
- Electrical design certificate to NCC 2022 Volume One, Amendment 2
Challenges & Solutions
Challenge
The CDC number was only supplied on the day the drawings were due for issue.
Solution
Added it to each Regulated Design Record and executed the compliance declaration the same afternoon.
Challenge
The mechanical engineer's layouts arrived the day after the electrical set was issued.
Solution
Revised both power layouts within two business days to add exhaust fan interlocks and plant power.
Challenge
A certifier RFI in June led the architect to reissue the plans with added notes.
Solution
Reissued all six electrical sheets and the design certificate at Revision B against the new set.
Results
- Electrical drawings first issued in May 2026, ten days after engagement
- Power layouts coordinated with the mechanical design
- Revision B drawings and design certificate issued in June 2026
- Executed design compliance declaration for the CDC application
