Project Snapshot

Grid 26 engaged CCC Engineering to deliver electrical services design for an NDIS dual occupancy housing renovation to the existing Class 1 free-standing dwelling at 60 Girraween Rd, Girraween. The project converts the single residence into two independent NDIS-suitable dwellings and requires a new electrical services package suitable for Construction Certificate submission.

The brief called for a tender-ready detailed design covering power, lighting and communications across both dwellings, coordinated with the Kennedy Associates architectural package, the structural engineering layouts, and the NDIS accessibility provisions defined by the architect.

Our Role

  • General lighting design across both dwellings
  • Power and communications layouts
  • NBN and communications provisions
  • Maximum demand calculations for dual occupancy
  • Design to NCC 2022 Clauses C4D15, F6D5, J7 and J9
  • Design to AS 3000-2018 and AS 1680.0-2009
  • Equipment schedules and scope of works
  • Tender form and contractor pricing support

Challenges & Solutions

Challenge

Converting a single Class 1 free-standing dwelling into two independent occupancies with separate electrical provisions

Solution

Delivered independent power and lighting layouts per dwelling with maximum demand calculations sized for the combined load

Challenge

Tight client program requiring detailed design issue within two weeks of engagement to support a competitive trade tender

Solution

Internal design and QA process compressed to meet the architect's program, with tender-ready documentation issued on time

Challenge

Multiple rounds of NDIS-driven markup across automatic door provisions and other accessibility-linked electrical items, each with direct budget implications

Solution

Reviewed each revision against the budget impact and advised the architect on which provisions were worth retaining versus descoping prior to tender

Results

  • Electrical services documentation suitable for CC submission
  • Coordinated power, lighting and communications across both dwellings
  • Maximum demand calculation supporting supply upgrade decisions
  • Design Certificate to NCC 2022 and AS 3000
  • Architect able to tender trade packages on program
