Project Snapshot

This is a new two storey manor house in East Maitland with four units and on-site parking, on a site of about 920 square metres. It is NCC Class 2 and 7a, delivered through a Complying Development Certificate.

CCC Engineering delivered the electrical design for lighting, emergency and exit lighting, power and communications. The first set was issued ten days after engagement, before the CDC was lodged.

The governing issue was certification wording. The certifier required the certificate to name both building classes and cite NCC 2022 Amendment 2 Volume One and AS/NZS 2293.1-2018 exactly.

Our Role

  • Lighting, emergency and exit layouts for the ground floor and level 1 (AS/NZS 2293.1-2018)
  • Power and communication layouts for all four units
  • General lighting to AS/NZS 1680.0 and wiring to AS/NZS 3000-2018
  • Interlocks between toilet and laundry lights and their exhaust fans
  • Power to all mechanical equipment shown on the mechanical concept plans
  • Regulated Design Record on every sheet carrying the issued CDC number
  • Design compliance declaration under the Design and Building Practitioners Act
  • Electrical design certificate covering Class 2 and Class 7a

Challenges & Solutions

Challenge

The first drawings were issued in May, before the CDC had been lodged or numbered.

Solution

Reissued the full set at Revision A in June once the consent number was issued.

Challenge

The mechanical concept plans arrived after the Revision A electrical set was prepared.

Solution

Revised the ground floor and level 1 power layouts for the mechanical plant and fan interlocks.

Challenge

The certifier twice asked for exact NCC edition wording in the certificate and declaration.

Solution

Revised both documents to cite NCC 2022 Amendment 2 Volume One in the wording requested.

Results

  • First electrical drawings issued in May 2026, ten days after engagement
  • Revision A set issued in June 2026 with the CDC number on every sheet
  • Power layouts coordinated with the mechanical concept design
  • Design certificate updated to list Class 2 and Class 7a
  • Final design certificate issued in July 2026 to the certifier's wording
