Project Snapshot
CCC Engineering was engaged to deliver full building services engineering design for a medical clinic fitout at 55 Botany Street, Randwick. The tenancy is located within a 6-Star GreenStar rated commercial building with an integrated communications network managed by Johnson Controls Australia, adding significant complexity to the fitout requirements.
The project required coordination with the building's base-build mechanical systems including VAV allowances and condenser water connections, compliance with both the certifier's fire safety requirements and the landlord's stringent approval conditions. The scope expanded during the engagement to include hydraulic design after the client identified additional requirements for ceiling-level pipework to the tenancy below.
Our Role
- Mechanical design including VAV coordination and condenser water integration
- Maximum demand calculation and electrical design
- Fire protection engineering including sprinkler coverage assessment
- Smoke management review and mechanical smoke control certification
- Hydraulic design for in-tenancy pipework
- Coordination with certifier, landlord, and base-build documentation
- Review of existing AFSS and performance solution reports
- CDC compliance documentation
Challenges & Solutions
Challenge
6-Star GreenStar building with unusually complex base-build mechanical system and integrated communications network
Solution
Detailed review of base-build as-builts, services summary, and schematics to identify actual VAV, condenser water, and outside air allowances
Challenge
Landlord requiring extensive documentation including GreenStar compliance and LOD 300 drawings
Solution
Prepared comprehensive documentation package demonstrating integration with base-build systems and no adverse impact on building rating
Challenge
Fire safety requirements across multiple performance solutions and AFSS conditions for a high-rise building
Solution
Reviewed existing fire engineering performance solutions and coordinated sprinkler, detection, and smoke management compliance across all applicable standards
Results
- Full building services design delivered for medical clinic within a premium commercial building
- Certifier and landlord approval requirements satisfied
- Seamless integration with 6-Star GreenStar base-build systems
- Scope expansion (hydraulic) accommodated within original budget commitment
- Clear documentation supporting CDC approval pathway
- Coordinated design across four engineering disciplines
