Project Snapshot
An existing two storey former bank in Sutherland is being converted into a 24 hour Anytime Fitness gym. The 746 m2 building is NCC Class 9b and follows the Construction Certificate pathway.
CCC Engineering delivered mechanical, electrical and fire protection design under one engagement. The design follows the development consent conditions and the BCA and fire engineering reports.
The governing issue was the change of use. A bank has light occupancy and few fire services, but a gym floor is dense and busy. Outside air, cooling and fire systems all had to be sized for the new use.
Our Role
- Heat load assessment with cooling options at 106 and 211 W/m2
- VRF air conditioning and outside air fans to AS 1668.2-2012
- Air handling shutdown to NCC 2022 Clause E2D9
- Lighting, emergency and exit lighting to AS 2293 and AS/NZS 1680
- Maximum demand calculation to AS/NZS 3000:2018
- New smoke detection and occupant warning to AS 1670.1-2018
- Hose reel and hydrant coverage analysis to AS 2441-2005 and AS 2419.1-2021
Challenges & Solutions
Challenge
Existing fire safety measures were limited to emergency lighting, exit signs and extinguishers.
Solution
Designed new smoke detection, occupant warning and hose reels, and checked street hydrant coverage.
Challenge
Gym occupancy and activity loads sit far above what the former bank was built for.
Solution
Issued cooling options at 106 and 211 W/m2 so the client could choose the plant basis.
Challenge
Consent conditions set lighting, noise and building upgrade requirements before the Construction Certificate.
Solution
Mapped each condition to a discipline and designed to the BCA and fire engineering reports.
Results
- Mechanical, electrical and fire drawings issued in August 2026
- Fire services design endorsed by an accredited practitioner
- Existing street hydrant coverage assessed as compliant
- Three disciplines coordinated under one engagement
- Design issued within four weeks of engagement
