Project Snapshot

Cosmic Laundromat is a new laundry in a ground floor shell tenancy of a large strata retail and residential centre in Bankstown. The tenancy is NCC Class 6 on the CDC pathway.

The base building gave the tenancy no gas, no trade waste and an undersized water service. CCC Engineering delivered the hydraulic design and issued construction drawings in August 2026.

The governing issue was gas. The washers, dryers and hot water need 1,300 MJ/h, delivered through a dedicated line about 120 metres from the building gas meter room.

Our Role

  • Dedicated natural gas service sized for 1,300 MJ/h over a 120 m index run (AS/NZS 5601.1:2013)
  • New DN65 gas line and 34 m³/h meter at 5 kPa outlet pressure
  • New DN50 cold water service at 3.22 L/s, up from the existing 25 mm supply
  • Reduced pressure zone device backflow protection at the water meter (AS/NZS 3500.1:2021)
  • Two 600 litre lint traps in parallel, suspended from the slab
  • Sealed and vented disconnector gully with a sampling valve for Sydney Water
  • Gas continuous flow hot water limited to 50°C by a tempering valve (AS/NZS 3500.4:2021)
  • Hydraulic design certificate to NCC 2022 Amendment 2, Volumes One and Three

Challenges & Solutions

Challenge

A shell tenancy with no gas and no trade waste provided by the base building.

Solution

Designed a dedicated gas line and new trade waste connection from existing building infrastructure.

Challenge

The laundry load needed gas carried about 120 metres from the meter room.

Solution

Sized a DN65 line and 34 m³/h meter for 1,300 MJ/h at 5 kPa.

Challenge

Lint traps had to be housed within the building structure, not buried in the ground.

Solution

Suspended two 600 litre lint traps in parallel, one for each laundry equipment line.

Results

  • Hydraulic construction drawings issued in August 2026
  • Hydraulic design certificate issued in September 2026
  • Water service upgraded from 25 mm to 50 mm for the laundry demand
  • Trade waste arrangement documented for Sydney Water approval
  • No cooling pit required, based on the 50°C hot water limit
