Project Snapshot
This project involved the complete mechanical services design for a multi-level mixed-use community facility incorporating gallery spaces, retail tenancy, commercial café operations, boardroom, staff offices, training rooms, and a rooftop garden environment. The mechanical strategy combines a Daikin VRV heat recovery system serving multiple ducted and cassette fan coil units across ground and first floors, integrated with high-capacity kitchen exhaust systems and dedicated outside air supply. The building includes publicly occupied spaces requiring consistent thermal comfort, café/kitchen operations requiring compliant exhaust and make-up air, and rooftop plant integration with discharge separation compliance. Based on drawing review, the design required careful coordination due to: • Extensive duct routing through limited ceiling cavities • Multiple refrigerant risers • Fire-rated kitchen exhaust shafts • Separation requirements for discharge and intake air • Integration of lift shaft ventilation • Mixed occupancy load profiles across floors The project demonstrates coordinated mechanical zoning, code-compliant exhaust discharge design, and careful rooftop plant arrangement.
Our Role
- CCC Engineering delivered a staged electrical design service including:

- All services rooms, riser and equipment cupboard arrangements and layouts.
- All pipe, conduit, tray, catenary and duct route layouts.
- Coordinated and dimensioned drawing for each level of the building detailing all required
- penetrations and setout drawings for plinths and other traditional “builders” works.
- Coordination information giving detailed information regarding works specified in other
- sections of the project specification.
- penetrations for all services with the relevant input from the services specified herein.
Challenges & Solutions
Challenge
GreenStar Accreditation
Solution
Ductwork modified to suit clearances while maintaining internal cross-sectional area
Challenge
High-capacity commercial kitchen exhaust requirements
Solution
Designed 1700–2100 L/s Fantech kitchen exhaust systems with 0.5% duct fall, drain plugs, vermin-proof mesh, and 6m discharge separation.
Challenge
Mixed-use zoning complexity
Solution
Distributed FCUs sized from 175 L/s to 1,230 L/s to match occupancy and function.
Results
- Code-compliant mechanical ventilation system
- Integrated VRV zoning for energy-efficient operation
- High-capacity commercial kitchen exhaust compliant with separation rules
- Flexible mixed-use conditioning strategy
- Improved maintainability via accessible plenum/filter arrangements
- Coordinated rooftop plant layout
- Fire-rated exhaust shaft integration
- Future-proofed refrigerant riser allowances
- Operational redundancy via distributed FCUs
