Project Snapshot

CCC Engineering was engaged to deliver a hydraulic engineering investigation and rectification design for a strata building at 1/11 Thrupp Street, Neutral Bay. Following renewal of internal sewer pipes within the lot, downstream investigation revealed wastewater discharging into an external gully located in the garden bed along the driveway, contrary to compliant practice.

The strata committee proposed rectification of the sewer connection to the on-site relief gully (ORG) and provision of a new ORG to service the stormwater overflow. The brief required confirmation of impact on the broader sewerage system, particularly Lot 1, with assessment of surcharge and backflow risk and compliance with relevant plumbing and drainage standards.

Our Role

  • Site visit and review of existing drainage configuration
  • Design report on proposed rectification works and CCC-recommended deviations
  • Sanitary drainage layout within building boundary
  • Roof stormwater drainage and in-ground stormwater drainage design
  • Sanitary fixtures, fittings and tapware coordination
  • Equipment schedule and scope of works
  • Assessment of surcharge and backflow risk for affected lots
  • Design Certificate to AS 3500-2021

Challenges & Solutions

Challenge

Existing wastewater discharging into an external garden gully rather than a compliant ORG, exposing the strata to compliance and amenity issues

Solution

Designed compliant ORG arrangement with separate stormwater overflow path aligned with AS 3500-2021

Challenge

Concern over surcharge and backflow risk to other lots within the strata, particularly Lot 1

Solution

Hydraulic design memo confirming downstream system capacity and surcharge protection for adjacent lots

Challenge

Independent technical opinion required to support strata negotiations and certifier review

Solution

Delivered an unbiased rectification design report and tender-ready drawings suitable for strata, certifier and incoming plumbing contractor

Results

  • Hydraulic rectification design report and drawings issued
  • Confirmed downstream system capacity and adjacent lot protection
  • Compliant ORG and stormwater overflow design delivered
  • Design Certificate to AS 3500-2021
  • Strata able to engage plumbing trades through competitive pricing
