Mar Laundromat is a 70 square metre self-service laundry in an existing ground floor retail tenancy in Mascot. The tenancy is NCC Class 6 and follows the CDC pathway.
CCC Engineering delivered hydraulic design and a mechanical ventilation sign off for two washer extractors and two gas dryers. Construction issue drawings and design certificates were issued in September 2026.
The governing issue was discharge temperature. The operator runs 60°C washes, but trade waste to sewer must stay under 38°C. We capped laundry hot water at 40°C and added a temperature alarm, so no cooling pit was needed.
Our Role
- Trade waste design with a lint trap and sampling point for Sydney Water approval
- Laundry hot water capped at 40°C by a sealed tempering valve (AS 4032.1)
- Lint trap outlet temperature sensor with a high temperature alarm at 38°C
- New natural gas meter and reticulation for two commercial gas dryers
- New 50 mm cold water service at 2.7 L/s with RPZD backflow protection
- Gas continuous flow hot water unit flued to outside (AS/NZS 3500.4:2021)
- Natural ventilation assessment to NCC 2022 Clause F6D7 (AS 1668.2-2012)
- Water, gas and trade waste sized for a future third washer and dryer
Challenges & Solutions
Challenge
Hot 60°C washes could push laundry discharge over the Sydney Water temperature limit.
Solution
Capped hot water to the machines at 40°C with a sealed tempering valve and alarm.
Challenge
A cooling pit would take up valuable space in a small 70 square metre tenancy.
Solution
Removed the cooling pit from the design, with a 1,000 litre pit held only as a contingency.
Challenge
Two gas dryers needed flue discharge and combustion air inside a retail tenancy.
Solution
Specified concentric flues to the manufacturer requirements and certified natural ventilation to NCC Clause F6D7.
Results
- Hydraulic and mechanical design certificates issued in September 2026
- No cooling pit required, subject to Sydney Water trade waste approval
- Incoming water and gas sized for a future third washer and dryer
- Construction issue drawings revised and reissued within one week
