Project Snapshot

CCC Engineering delivered a coordinated mechanical services reconfiguration for Building A at Optus, Macquarie Park, covering Ground Floor through Level 4 due to the removal of a four storey interconnecting tenancy stairs. The project involved modification and extension of existing ducted air distribution systems to suit a commercial office handback arrangement. Each level demonstrates coordinated supply, return, outside and exhaust air reticulation integrated within an existing structural grid. The works required detailed coordination with ceiling space constraints, existing services, and architectural layouts as shown consistently across the mechanical layouts. The engineering objective was to provide compliant ventilation and air distribution while maintaining integration with existing plant infrastructure. The consistent layout logic across all floors indicates a vertically aligned riser strategy with horizontal branch reticulation feeding multiple diffusers per zone. The project required disciplined duct sizing, damper placement, and coordination notes clearly calling for on-site verification prior to fabrication.

Our Role

  • CCC Engineering delivered a staged electrical design service including:
  • Fire Engineering Report review, coordination and mechanical approval.
  • Design responsibility including final Statement
  • Preparation of Shop Drawings and As Builts
  • Equipment schedules, details, schematics, single-line diagrams specified.
  • All pipe, conduit, tray, catenary and duct route layouts.
  • Coordinated and dimensioned drawing for each level of the building detailing all required
  • penetrations and setout drawings for plinths and other traditional “builders” works.
  • Coordination information giving detailed information regarding works specified in other
  • sections of the project specification.
  • penetrations for all services with the relevant input from the services specified herein.

Challenges & Solutions

Challenge

Fire and shutdown integration

Solution

Inclusion of motorised volume control dampers and fire dampers for the revised compartmentation

Challenge

Multi-floor coordination

Solution

Consistent duct riser/droppers across Ground to Level 4 drawings ensuring vertical continuity.

Challenge

Ceiling space congestion

Solution

Specified ductwork sizes in millimetres per on-site coordination prior to fabrication (noted on every layout plan).

Results

  • Compliant multi-level ventilation strategy
  • Coordinated duct integration within existing structure
  • Revised zoning for operational flexibility
  • Construction-ready documentation
  • Maintainable layout with access panel provisions
