CCC Engineering delivered a comprehensive mechanical services solution for PepsiCo’s corporate tenancy across Levels 10 and 11 at 177 Pacific Highway, North Sydney. The project involved a high-density commercial office layout incorporating open-plan workstations, enclosed meeting rooms, breakout spaces, utility areas, and collaboration zones. The fitout required precise zoning control, balanced fresh air delivery, and seamless integration into the building’s base condenser water infrastructure. The design utilised multiple packaged air conditioning (PAC) units connected to tenant supplementary condenser water services. Air distribution was delivered via a Variable Air Volume (VAV) strategy across both floors, enabling granular environmental control while maintaining compliance with ventilation and energy efficiency requirements. Careful coordination was required due to: • Dense ceiling service zones • Multiple VAV branches • Integrated outside air systems (OAF units) • Fire and isolation damper coordination • Supplementary condenser water riser integration
Our Role
- CCC Engineering delivered a staged electrical design service including:
- Fire Engineering Report review, coordination and mechanical approval.
- Design responsibility including final Statement
- Preparation of Shop Drawings and As Builts
- Equipment schedules, details, schematics, single-line diagrams specified.
- All pipe, conduit, tray, catenary and duct route layouts.
- Coordinated and dimensioned drawing for each level of the building detailing all required
- penetrations and setout drawings for plinths and other traditional “builders” works.
- Coordination information giving detailed information regarding works specified in other
- sections of the project specification.
- penetrations for all services with the relevant input from the services specified herein.
