CCC Engineering was engaged to deliver full building services design for UG03, an existing retail tenancy at 75–79 Hall Street, Bondi Beach, being refurbished for a new food and beverage offering. The client required coordinated mechanical, electrical and fire protection documentation to enable competitive tendering, secure a Complying Development Certificate (CDC), and proceed to construction with confidence. Our brief focused on producing clear, construction-ready documentation that aligned with NCC 2022 and relevant Australian Standards, while ensuring the upgraded tenancy could operate safely, efficiently and in compliance within a busy coastal retail precinct.

Our Role

  • CCC Engineering delivered a single-stage detailed design including:
  • Review of architectural and structural documentation
  • Mechanical design for natural ventilation, kitchen exhaust and comfort air conditioning
  • Electrical design including switchboard modifications, lighting, power and emergency
  • systems
  • Fire protection design covering smoke detection and portable extinguishers
  • Services layouts, schematics, equipment schedules and scope of works
  • Section J lighting calculations and maximum demand calculations
  • Design certification to NCC 2022 and applicable AS standards
  • High-level budget estimates and tender support
