Planning is governed by Northern Beaches LEP 2014 and DCP 2022, with overlays for the Manly heritage area, the Frenchs Forest health and education precinct, and bushfire-prone land in Belrose, Killarney Heights, and the western fringe. Council has a strong design review focus on coastal and bushland interface sites.

Two recurring engineering constraints shape almost every job: salt air corrosion on coastal-facing facades demands marine-grade external plant and stainless-steel fixings, and narrow streets in Manly, the older parts of Avalon, and the beachside laneways limit crane access for rooftop equipment, which has to be designed in from concept stage.
Our CBD office is a 30 to 45 minute drive from most Northern Beaches locations depending on traffic. We attend site visits, coordinate with local mechanical and hydraulic contractors based in Brookvale, and handle CC, CDC, and DA submissions through Northern Beaches Council and private certifiers active in the LGA.
