Brisbane and the SEQ growth corridor

Brisbane is one of Australia's fastest growing capital cities, with sustained commercial, residential, and infrastructure activity through the SEQ growth corridor. Brisbane City Council controls work through Brisbane City Plan 2014, with Logan City, Ipswich City, and Moreton Bay Region councils each running their own planning schemes under the SEQ Regional Plan. We work across Brisbane CBD, Fortitude Valley, South Brisbane, Newstead and Teneriffe, Toowong, Chermside, Logan Central, Ipswich CBD, Yatala, and Strathpine.

The most common building types we see in this region are CBD commercial towers along Eagle Street and Ann Street, healthcare around the Royal Brisbane and Women's Hospital, Princess Alexandra Hospital, and Mater Hospital precincts, multi-storey residential apartments through Newstead, Teneriffe, South Brisbane, and West End, and Yatala industrial sheds along the M1 freight corridor. Westfield Chermside, Indooroopilly, and Garden City carry the regional retail load.

Two engineering considerations dominate. First, Brisbane's subtropical climate means a cooling-dominated load profile that differs from Sydney, with kitchen exhaust, condensation, and humidity strategies tuned to local conditions. Second, the Brisbane River 1974 and 2011 flood overlays drive ground floor electrical placement, switchboard locations, pump room siting, and stormwater detention sizing for any river frontage or low-lying site. The QDC overlay sits on top of the NCC and governs in specific areas like residential energy efficiency under QDC MP 4.2.

We deliver Brisbane projects remotely from our Sydney CBD office. Drawings, specifications, and certifier markups go out digitally, and we coordinate day to day via email and Microsoft Teams. Site visits are scheduled for kick-off walkthroughs, council coordination, and commissioning support, typically a 1 hour flight plus drive. We have built relationships with local QLD contractors, private certifiers, and supply authorities (Energex, Urban Utilities, Logan Water) so the documentation translates cleanly into a buildable project on the ground.
