A coastal growth corridor with hospitality DNA

The Gold Coast is one of Australia's fastest growing coastal cities, with a hospitality and tourism DNA layered over a sustained residential and retail development pipeline. City of Gold Coast Council controls the entire LGA from coast to hinterland through City Plan 2016, with QDC overlays sitting on top for residential energy efficiency and other state-specific requirements. We work across Surfers Paradise, Southport, Broadbeach, Robina, Coomera, Helensvale, Burleigh Heads, Mermaid Beach, Palm Beach, Currumbin, and the Tweed border.

The most common building types we see in this region are tourism and resort hospitality (resorts, hotels, theme park infrastructure adjacent to Movie World, Sea World, and Dreamworld), high-rise residential apartments through the Surfers Paradise and Broadbeach Q1 corridor, retail at Pacific Fair and Robina Town Centre, commercial offices through Robina and Southport, and Gold Coast University Hospital and surrounding healthcare. The Coomera and Helensvale growth corridors are pulling in new commercial and industrial development.

Two engineering considerations dominate. First, tourism and resort design means 24/7 occupancy with high transient load swings, which drives plant sizing, redundancy, kitchen exhaust strategies, and sprinkler and lift pressurisation design for high-rise apartment stock. Second, coastal salt air sits on every beach-facing facade from Surfers Paradise to Currumbin, driving elevated corrosion specifications for outdoor plant and external risers. The subtropical climate is cooling-dominated, which differs from Sydney's load profile.
