Parramatta sits inside the City of Parramatta Council LGA, with development controlled by Parramatta LEP 2011 and the Parramatta CBD Planning Proposal that lifts the CBD core building envelope above 200 metres. The dominant building types are commercial high-rise (Parramatta Square, Eclipse Tower, Aspire Tower precinct), healthcare in Westmead (Westmead Hospital, Sydney Children's Hospital Network, Westmead Private), Westfield Parramatta retail, and apartment intensification at Wentworth Point, North Parramatta, and Rydalmere.
Parramatta Light Rail and Sydney Metro West are driving station-precinct development at Camellia, Westmead, and the CBD itself. Engineering drivers in this LGA include isolation room compliance to AS 1668.2:2024 (12 air changes per hour) for the Westmead healthcare zone, State Significant Precinct controls inside the CBD core, UPRCT stormwater across the Parramatta River catchment, and flood overlay constraints near the river edge.
Our Sydney CBD office is roughly a 20-minute drive from Parramatta along the M4. We attend site meetings across the CBD, Westmead, Wentworth Point, and Rydalmere, and run documentation through City of Parramatta Council and the private certifiers active in the precinct.
